5 | Construction Phase
Your project is guided by hands-on supervision and disciplined coordination from day one. We prioritize clear, consistent communication throughout the build, so you always know exactly where your project stands.
During construction, we provide:

Unless client-approved revisions or unforeseen conditions arise, we remain committed to the agreed-upon scope and quotation. That said, we understand that adjustments are often part of the construction process. We make it straightforward and transparent to implement changes when needed. All change orders are discussed, clearly priced, and formally approved before any work beyond the original scope proceeds.
Once construction begins, a member of our in-house team is on site daily through completion. With the exception of scheduled inspections or material delays, you can be confident your project is actively managed and progressing as planned.
Throughout the entire process, you continue working with the same lead professional who originally quoted your project — ensuring accountability, consistency, and continuity from start to finish.
1 | Discovery & Planning
Every project starts with a conversation.
First we set up a phone conversation to determine the general scope of your project and if Plans are already available or if you are in the very beginning of your renovation journey. We then meet with you in your home to define your goals, inspiration, lifestyle needs, and investment expectations. Whether or not you have detailed plans or just an idea of what you’d like to improve, we help shape that vision into a practical roadmap.
During this stage, we:
- Conduct an in-home consultation and structural walk-through
- Take Basic measurements to create a site layout
- Discuss scope, expectations, and preliminary budget alignment
- Identify zoning or permit considerations if required
- Provide professional insight into feasibility and options
- Outline an anticipated timeline
For smaller projects, we can often provide a quote at the meeting or with a short turnaround. For larger renovations, we provide a "Working Draft" estimate based on the preliminary discussions and our basic measurements taken. At this stage establishes the framework for budgeting and more detailed planning to follow.

2 | Refine & Develop
Based on our initial "Working Draft" estimate — which often includes preliminary layouts — and once overall direction has been established, we schedule a follow-up in-house consultation. During this meeting, we review the existing estimate in detail, make any necessary adjustments, and discuss the commitment to moving forward together. Often at this stage we will Discuss project timelines and Payment schedules and sign off on the initial estimate showing amendments. From there, we transition into refining and clearly defining the project scope.
Many clients begin with a vision but need guidance in shaping the specifics — including layouts, structural modifications, traffic flow improvements, and functional upgrades. Whether collaborating directly with our team or alongside a trusted designer, we work closely with you to explore options and establish a clear, cohesive design direction.
This phase may include:
- Additional site measurements and floor plan development
- Layout refinement and functional optimization
- Preliminary walkthroughs with our team leaders and licensed trades (as required)
- Structural and mechanical planning considerations
- Material guidance and design discussions
- Budget refinement based on the updated scope of work and material direction

3 | Approvals & Final Design
Once the concept is confirmed, we prepare a comprehensive scope of work proposal.
For projects requiring drawings or engineering, we collaborate with your preferred designer or architect — or assist in coordinating design services. Every detail is reviewed, refined, and documented.
This stage includes:
- Finalized layouts and construction plans
- Engineering review (if required)
- Material and finish selections
- Millwork, lighting, plumbing, and mechanical coordination
- Pre-Construction quotation with clear inclusions with all amendments and chosen material
We revise estimates as many times as needed to ensure you are fully comfortable. No work begins without a finalized signed, written agreement.

4 | Pre-Construction
Preparing for a smooth Build
Before construction begins, we finalize logistics and scheduling to ensure a seamless start.
This phase includes:
- Final quote revision
- Construction schedule confirmation
- Permit submission (if required)
- Material ordering and trade coordination
- Pre-construction review meeting
Unlike many contractors, much of our work is completed in-house, allowing us to maintain higher quality control and consistent craftsmanship. Licensed plumbers, electricians, and specialty trades are carefully coordinated when required.
6 | Completion and Warranty
Beyond the Build
As your project nears completion, we conduct a detailed walkthrough to confirm every element meets expectations.
We review:
- Finished workmanship
- Systems operation (where applicable)
- Final touch-ups
- Care and maintenance guidance
Once construction is complete and the site has been thoroughly cleaned, we turn the space back over to you so you can begin enjoying it.
Approximately two weeks after completion, we schedule a follow-up visit to ensure everything is performing as intended. This allows us to address any minor, previously unseen deficiencies — most commonly small paint touch-ups or finishing details that may reveal themselves once the space is lived in.
If needed, our team will promptly return to complete any adjustments, ensuring the final result reflects the quality and care we stand behind.
